These properties share the same stretch of ocean off the east coast of Sabah.

You need to know the working limits of each property to choose the right one.

Sipadan-Kapalai Dive Resort sits entirely on high wooden stilts driven into the shallow sandbanks of the Ligitan reefs. It has no island beneath it and no beach. Couples choose it for this isolation. The clear shallow house reef sits directly under the walkways. You can dive the Mandarin Valley site right next to the resort. The dive centre runs a dusk mandarinfish (Synchiropus splendidus) dive at 17:30. You should know that Kapalai does not offer nitrox. You must complete all your dives on standard compressed air. Boats on local reefs carry up to 12 divers. Sipadan is a fifteen-minute boat run away. The resort enforces a compulsory single supplement to offset the loss of dual occupancy in the chalets.

Mabul Water Bungalows offers the most comfortable rooms alongside the Ka'andaman spa. It sits attached to Mabul island. The SMART-TEC dive centre offers nitrox to 100% O2 and guided Turtle Tomb cavern dives. The standard water bungalows feature railed balconies rather than direct sea access. You only get private stairs into the water if you book a Bougain or Royale villa suite. The property shares its estate with the Sipadan-Mabul Resort. Guests from both resorts dine in Mabul Water Bungalows' open-air pavilion following the closure of SMART's dining hall. Local Bajau fishermen row small wooden canoes beneath the balconies to sell fresh seafood. The resort kitchen processes this seafood for a standard fee. Sipadan is 15 minutes away. The highly visual architecture attracts day-trippers taking photographs so the environment can become noisy during peak daylight hours.

Sipadan Water Village focuses on traditional Bajau-style timber architecture built on ironwood stilts. The property relies on ceiling fans rather than air conditioning to catch the sea breeze. No chalet has private steps into the sea. You enter the water via the dive centre or the dive boats. The resort excels at high-volume diving support. You get unlimited unguided house-reef diving from the dive centre between 06:00 and 18:00. The Paradise 1 dive site is a short swim away. Nitrox is available. The resort arranges Sipadan permits and sells Sipadan-inclusive packages. Booking a longer package mathematically increases your probability of diving the oceanic walls. A nightly whiteboard posts the next day's dive lists at 19:00. Sipadan is 20 to 25 minutes away.

These over-water resorts operate rigid boat transfer schedules to manage tidal constraints across the Celebes Sea. The journey begins at Tawau airport followed by a road transfer to Semporna. From the private jetties the speedboats run at fixed times. Sipadan-Kapalai Dive Resort runs boats from Semporna at 09:30 and 12:30. You must arrive at Tawau airport before 10:00 to catch the final midday boat. If your flight is delayed or you arrive after this morning threshold you will miss the connection. Your itinerary revolves around the dive schedules and the rigid boat transfers.

• Day 1: Arrive at Tawau airport before 10:00 to connect with the scheduled midday boat transfer from Semporna. Check in at your resort and complete an orientation dive on the house reef.
• Days 2 to 5: A permit day at Sipadan gives 3 dives when you stay on Mabul or Kapalai or aboard the Celebes Explorer and two when you stay on Pom Pom or Mataking. Non-Sipadan days involve boat dives around Mabul or Kapalai to look for macro life like frogfish (Antennarius spp.) and flamboyant cuttlefish (Metasepia pfefferi).
• Day 6: Complete a final morning dive. International dive safety protocols require a 24-hour no-fly interval after your last dive. Spend the afternoon relaxing on your private balcony.
• Day 7: Take the scheduled morning boat back to Semporna and transfer overland to Tawau for your onward flight.

Mandarin Valley

Skill level: All levels This site sits right next to the Kapalai resort structures. You drop onto a sandy slope covered in artificial reef frames and coral blocks. The dive centre runs a dedicated dusk dive here to watch the resident mandarinfish mating among the urchins. Look for ghost pipefish (Solenostomus spp.) and crocodilefish (Cymbacephalus beauforti) resting on the sand.

Paradise 1

Skill level: All levels This site runs directly out from the Sipadan Water Village dive centre. You step off the jetty and descend over seagrass beds into rich muck diving territory. Frogfish hide in the sponges and you often spot blue-ringed octopus (Hapalochlaena spp.) hunting in the shallows.

Lobster Lair

Skill level: Advanced Open Water This site sits on the western ridge of Sipadan. You drift along a steep wall covered in barrel sponges and sea fans. Green turtles (Chelonia mydas) often rest on the ledges and you can find macro life hiding in the crevices.

Sabah Parks issues 254 Sipadan permits a day. Every diver on Sipadan must have a permit issued for that day in their name. A guaranteed Sipadan permit comes with the right combination of resort, dive package and minimum number of nights. Which dates can be guaranteed depends on the resort you choose. Sipadan requires Advanced Open Water certification. You dive the steep walls from early morning until the afternoon. Sipadan has a resident chevron barracuda school (Sphyraena qenie) and bumphead parrotfish herds (Bolbometopon muricatum) are seen most reliably at dawn.

These properties work very well for snorkellers. You often spot resident green turtles and hawksbill turtles (Eretmochelys imbricata) on the shallow reefs. Snorkellers draw from the same Sipadan permit allocation as divers so your partner can join the boat to Sipadan. The resorts rent masks and fins. Kapalai offers transparent-bottom sea kayaks. Partners can also book spa treatments at Mabul Water Bungalows.

You can dive here all year. The best visibility runs from March to October. Mid-February to mid-November offers good diving with softer visibility at the ends. Mid-November to mid-February brings a mix of cloud, rain and sun. The water stays around 26 to 30 °C year-round.

Sipadan is closed to all visitors every November to allow the marine ecosystem to rest. The over-water resorts stay open. You dive the macro reefs around Mabul and Kapalai during this month.
